Exterior painting

Exterior painting in Tyler, done in the order that makes it last

Power wash, scrape, caulk and prime first. Then two full coats of Sherwin-Williams Duration or Emerald, put on a surface that is ready for them.

Chapter 01

What takes exterior paint down in East Texas

Tyler’s climate stacks heat, sustained humidity and strong UV on the same wall. Relative humidity runs above 70% through spring and summer, so paint that goes over a damp or mold-contaminated surface without a mold treatment and a bonding primer can blister and peel inside a single season. The fix is to treat the surface before anything else goes on, not to paint over it.

Builder-grade exterior paint chalks and fades faster here than it would in a drier market, and a chalky surface is a poor bond for whatever follows. Add the pine pollen that settles on every elevation each spring and the caulk joints that open as wood moves through hot summers and mild winters, and you can see why unprepared surfaces show chalking, fading, peeling and mold within two to four seasons.

Wood siding, fiber cement, brick, stucco and vinyl each react differently, so the crew assesses the substrate at the in-home estimate and specs the primer and topcoat to match, instead of putting one product on everything.

The work that happens before any colour goes on

Prep is most of the job. Every surface is pressure washed to lift dirt, pollen, mildew and chalking paint, then given full dry time before anything continues. Loose and failing paint is scraped back to a solid edge, rot and damaged fiber cement are repaired, and the edges are sanded and feathered so the new coat lies flat with no visible step.

Window frames, door casings and trim joints are inspected and re-caulked with paintable elastomeric caulk that can flex with East Texas temperature swings. That seals the envelope against moisture before paint ever touches it. Bare wood and every repaired spot then get primer matched to the substrate, because skipping primer on raw surfaces in this humidity is a leading cause of early adhesion failure.

If you want to see how this plays out on a real house, read how the crew redid a home another painter had skipped prep on in the Exterior Painting Rescue project, or see the full prep sequence on the preparation page.

Chapter 03

Duration and Emerald, on a surface that can hold them

Quality Coats uses Sherwin-Williams Duration Exterior and Emerald Exterior on Tyler-area exteriors. Duration is a self-cleaning, fade-resistant finish with strong moisture resistance, used on wood siding, fiber cement and stucco. Emerald Exterior brings stain blocking and mildew resistance, which suits shaded or north-facing walls that stay damp.

Both go on in two full coats, and the second coat waits for the first to reach full dry time, even on a fast-drying day. The company says Duration on properly prepared East Texas exteriors delivers 8 to 12 years of finish life, and it is just as direct about the other half: the right product on a poorly prepared surface still fails.

Before the job closes, the production manager walks the whole exterior with you and any touch-up is done on site. The written 3-year labor warranty starts at that sign-off.

Quality Coats carries liability insurance and workers’ compensation on every job. Every exterior repaint closes with a production manager walkthrough and a written 3-year labor warranty.

The Three P’s of exterior painting

Taped down, then taped off, then painted

A crew member pressure washing a deck before staining
PrepPreparation makes up about 80% of the work: mildew treatment, pressure washing, scraping, sanding, priming and wood rot replacement.
A painter taping off door hardware on an exterior door
ProtectCover what you do not want paint on, and stay a step ahead of problems that could come up on your particular house.

PaintThe fun part comes last: the big areas first, then the small details, with everyone working as one team.

“…the guys that came out to paint the house, not only did an excellent job prepping, they did an outstanding paint job!”

Kelly’s house had been painted by someone who did no prep at all. See what the redo looked like in the Exterior Painting Rescue project, or read how the crew prepares every surface.
